Pre-Tenancy Fees

Arranging and facilitating statutory compliance if not provided on instruction or undertaken by the landlord:

Start Of Tenancy Fees

Set-up Fee: £150.00
Referencing for up to two tenants (ID Checks, Right to Rent check, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability), Guarantor referencing as well as contract negotiation (amending and agreeing to terms) and arranging the signing of the tenancy agreement. Deposit Registration (Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme). Provide the tenant with the deposit certificate within 30 days of the tenancy start date. Inventory inspection.

Management Take-over Fee: £ 75.00
To cover the costs associated with taking over the management of an ongoing tenancy, ensuring all statutory compliance has been undertaken, confirming everything under ‘set-up fees’ above, receiving and protecting the security deposit, and providing all necessary legal documentation to the tenant.

Landlord Withdrawal fee (before move-in): £150.00
To cover the costs associated with the marketing, advertising, and tenancy set-up should the landlord withdraw from the tenancy before it has started.

Landlord withdrawal fee (during tenancy): £100.00
To cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the landlord or new agent, notifying all utility providers and local authority (where necessary), and returning all relevant documents held by the agent to the landlord.

Tennant Fees Schedule

New Assured Shorthold Tenancies

Holding Deposit                                                          One weeks rent.

This is to reserve a property. Please note this will be withheld if any relevant person (including any guarantor) withdraw from the tenancy, fail a Right to Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement within 15 calendar days.

Security Deposit                                                        Five weeks rent.

This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent                                                                   Interest at 3% above the Bank of England Base Rate from the rent due date until paid in order to pursue non-payment of rent. Please note; this will not be levied until the rent is more than 14 days in arrears.

Lost Key                                                                           £ 15.00

Tenants are liable to the cost of replacing any lost key. If the loss results in locks needing to be changed the actual cost of a locksmith, new lock and replacement keys for the tenant and landlord will be charged to the tenant.

Variation of Contract/Change of Sharer            £ 75.00

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right to Rent Checks, deposit registration as well as the preparation of new legal document.

Early Termination

Should the tenant wish to leave their contract early, they shall be liable to the landlords costs in re-letting the property as well as all the rent due under the tenancy until the start date of the replacement tenancy. These fees will be no more than the maximum amount of the rent outstanding.
